This Cookie Policy describes how cookies and other tracking tools are used through the website https://casa-pier.com and related services (collectively, "the Site"), pursuant to Article 122 of Legislative Decree 196/2003 ("Privacy Code"), EU Regulation 2016/679 ("GDPR"), and Provision no. 231 of 10 June 2021 issued by the Italian Data Protection Authority ("Garante"), containing the "Guidelines on Cookies and Other Tracking Tools." This policy forms an integral part of the Site's Privacy Policy.

1. DATA CONTROLLER

The Data Controller for personal data collected through the Site is MANDRALIVING s.r.l., with registered office in Rome, Via Umberto Tupini n. 116 (VAT No. and Tax Code: 16672371008 — PEC: mandraliving@legalmail.it — Email: officemanager@mandraliving.com) (hereinafter, the "Controller"). MANDRALIVING s.r.l. operates as a service provider for property management and tourist rentals.

COOKIE POLICY

The Site installs cookies managed by third parties. Depending on the case, such parties act either as independent data controllers or as data processors appointed by the Controller.

In accordance with the transparency obligations set out in the Garante's Guidelines of 10 June 2021, the following is a list of categories of third-party providers that install cookies through the Site. A detailed and up-to-date list of individual cookies (name, provider, duration, specific purpose) is available in the consent management panel (Cookie Management Platform) accessible from the Site.

2. WHAT ARE COOKIES

Cookies are small text files that websites send to the user's device (computer, smartphone, tablet, or other terminal), where they are stored and subsequently transmitted back to the same websites on future visits.

Cookies allow the user's device to be recognised and improve the browsing experience, enabling the Site to function correctly, remember preferences, collect statistical data, and — where permitted — offer personalised content and targeted commercial communications.

In addition to cookies, the Site uses other tracking tools (pixel tags, web beacons, advertising identifiers, local storage) for similar purposes.

3. TYPES OF COOKIES USED

The Site uses the following categories of cookies.

3.1 Technical Cookies (Essential Cookies)

Technical cookies are necessary for the correct operation of the Site and to provide the service requested by the user. They do not require the user's consent, as they fall within the exemption provided by Article 122(1), second sentence, of Legislative Decree 196/2003, which excludes the consent requirement for technical storage or access to information already stored "if aimed solely at carrying out the transmission of a communication over an electronic communications network, or to the extent strictly necessary for the provider of an information society service explicitly requested by the subscriber or user to provide such service."

This category includes:

  • Authentication and security cookies: used to verify user identity, prevent unauthorised access, and protect the Site from fraud and cyber threats.

  • Session and navigation cookies: enable normal navigation within the platform and access to core features (dashboard, property management, bookings, payments).

  • Consent management cookies: record and remember the user's choices regarding cookie usage.

Legal basis: exemption under Article 122(1) of Legislative Decree 196/2003. For any associated personal data: the Controller's legitimate interest in the correct functioning and security of the Site, pursuant to Article 6(1)(f) of the GDPR.

3.2 Analytics Cookies

The Site uses analytics cookies to collect information on how the platform is used, such as pages visited, time spent, feature interactions, navigation paths, and technical performance metrics.

Such cookies are treated as equivalent to technical cookies — and therefore do not require user consent — only when:

  • the data collected is adequately anonymised (e.g. IP address masking);

  • they do not allow, even indirectly, identification of the user;

  • cross-referencing with other data held by the service provider is not possible.

Where analytics cookies allow user identification or cross-referencing with other information (e.g. behavioural analysis for product improvement, feature adoption tracking, technical issue detection), they will only be installed upon prior consent.

Legal basis: the user's consent pursuant to Article 6(1)(a) of the GDPR, where required; otherwise, exemption under Article 122(1) of Legislative Decree 196/2003.

3.3 Functional Cookies

Functional cookies store user preferences and settings (e.g. language, geographic area, interface customisation) to improve the browsing experience.

If strictly necessary for the provision of the service requested by the user, they are treated as technical cookies and do not require consent. If they store non-essential preferences, they require the user's consent.

Legal basis: consent pursuant to Article 6(1)(a) of the GDPR, unless they qualify as technical cookies under Article 122(1) of Legislative Decree 196/2003.

3.4 Marketing and Profiling Cookies (Advertising and Marketing Cookies)

The Site uses marketing and profiling cookies to:

  • analyse behaviours, preferences, and browsing habits;

  • create individual profiles and deliver personalised content;

  • display targeted advertising (including retargeting on third-party sites after visiting the Site);

  • measure the effectiveness of advertising campaigns and track conversions;

  • optimise marketing strategies across different channels (e.g. Google Ads, Meta, LinkedIn).

These cookies are only installed after obtaining the user's free, specific, informed, and unambiguous consent, pursuant to Article 6(1)(a) of the GDPR and Article 122(1) of Legislative Decree 196/2003.

Legal basis: the user's consent pursuant to Article 6(1)(a) of the GDPR.
